What a mini split installation costs
A single-zone 12k system is $3,500–$5,500 installed in most of the country, and each additional zone adds $2,000–$3,000 for the head, the line set and a share of the larger multi-zone condenser. Premium brands with hyper-heat low-temperature performance run about 25% more. Line set beyond 25 feet per zone, ceiling cassettes and a new electrical circuit are the add-ons that move the number most, so they are separate lines.
| 12k heads, wall mount, average region | Standard tier | Premium tier |
|---|---|---|
| 1 zone | $4,000 – $6,700 | $4,900 – $8,100 |
| 2 zones | $6,000 – $9,700 | $7,400 – $11,850 |
| 3 zones | $8,000 – $12,700 | $9,900 – $15,600 |
| 4 zones | $10,000 – $15,700 | $12,400 – $19,350 |
Where the money goes
- Equipment: 40–55% of the price. A 12k single-zone kit is $1,200–$2,500 wholesale; multi-zone condensers are $2,500–$5,000.
- Labor: 4–6 hours for a single zone, a full day or more for three or four zones. Brazing, pressure test, vacuum to 500 microns, and commissioning.
- Line set and cover: $20–$35 per foot installed. Long runs and line hide on the exterior add up fast.
- Electrical: a dedicated 240V circuit and outdoor disconnect, $500–$1,200 depending on the panel's distance.
Multi-zone or several single zones?
Two single-zone systems often cost about the same as one dual-zone and are more efficient, since each condenser modulates for its own room and one failure does not take the whole house down. Multi-zone wins when there is only one place for an outdoor unit or the runs would be long. Above three zones, quote both ways.

Frequently asked questions
How much does a mini split cost installed in 2026?
A single-zone 12,000 BTU ductless mini split runs about $3,500–$5,500 installed. Two zones are $5,500–$8,500, three zones $7,500–$11,500, and four zones $9,500–$14,500, before rebates and with a new circuit extra. Premium hyper-heat brands cost about 25% more.
How much does it cost per zone?
About $2,000–$3,000 for each zone after the first, which covers the indoor head, its line set and a share of the larger outdoor unit. The first zone is more, $3,500–$5,500, because it includes the condenser, electrical and setup.
Is a mini split cheaper than central air?
For one to three rooms, yes, and much cheaper than adding ductwork. For a whole house of five or more rooms a ducted system is usually less expensive to install, though the mini split will be cheaper to run because there are no duct losses.
Can I install a mini split myself?
Pre-charged DIY kits exist, but the warranty usually requires professional installation, most areas require an EPA 608 license to handle refrigerant, and a bad flare or a skipped vacuum ruins the compressor. The labor is a third of the price and it is the third that protects the rest.
What size mini split do I need?
Roughly 9,000 BTU for a room up to 350 sq ft, 12,000 BTU up to 550 sq ft and 18,000 BTU up to 800 sq ft in a mixed climate. Sunrooms, kitchens and hot climates need more. The mini split sizing calculator on this site does it room by room.
